The truck-mounted unit stays on the driveway and we run hose to the door. First the crew walks the rooms with you and notes the spots that matter, then we vacuum dry soil out of the pile before any water touches it. Next comes the pre-spray, matched to the fiber and how dirty the carpet is, and then agitation with a groomer or a rotary brush so the solution gets down to the base of the tufts instead of sitting on top. It dwells a few minutes. Then the extraction pass, hot water in and dirty water out, with a second pass over lanes and doorways that carry the most traffic. We set air movers on the damp areas before we leave. On a normal job you can walk on it in socks the same afternoon. We work on Shaw, Mohawk, Karastan, Stainmaster, Anderson Tuftex and Masland carpet, and we check the fiber before we pick a method, not after.

Hot water extraction handles most of what we see, and it is the method we default to for residential wall-to-wall. That is our steam carpet cleaning service. For delicate fibers, wool blends, or a rental that has to be dry fast for a same-day walkthrough, we use a low-moisture pass instead: less water, faster turnaround, less deep. Furniture and stairs often need hand tools and a different solution than the floor, which is what our upholstery cleaning work covers. Pet urine is its own job. Surface cleaning does not fix it; it needs the contamination found, treated at the pad, and sometimes the pad replaced, and we will tell you which one you are looking at. Some stains do not come out. Bleach spots, old dye stains from drink mix, sun fade, and cellulosic browning on wool are damage to the fiber, not soil sitting on it. We say so before we start rather than take your money and hand you the same spot back. Tarzana sits in the middle of what the Valley deals with all year. The Los Angeles basin and San Fernando Valley have a dry-summer Mediterranean climate with a long rainless stretch May through October and low indoor humidity most of the year, so extraction drying is fast. The bigger problem is dry particulate soil, not slow drying. Valley cities run 10-20F hotter than coastal cities, and coastal cities carry morning marine layer and higher dew points that slow drying in June gloom, which is why our dry times here beat what a Santa Monica crew can promise. Santa Ana dust, wildfire smoke and ash, pollen off oak, olive and sycamore, and year-round shoes-on culture keep grinding grit into the pile between cleanings. Housing here splits three ways: postwar 1940s-60s ranch and tract construction across the Valley, 1920s-30s Spanish and bungalow stock in older LA and Hollywood-adjacent cities, and 1980s-2000s master-planned tracts in Calabasas, Agoura, Oak Park and Stevenson Ranch. Slab-on-grade dominates and basements are rare, so there is no basement carpet category to worry about. LA County is majority renter, so a large share of our work is move-out turnover cleaning and landlord-grade apartment carpet on short cycles, and we schedule those around your walkthrough date. Pet ownership is heavy in the single-family hillside and suburban tracts, and those homes are the ones that usually need urine treatment rather than a straight cleaning.
