Carpet Cleaning FAQ — Tarzana, CA

Common questions from homeowners in Tarzana and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How long until the carpet is dry and we can walk on it again?

Most Tarzana homes are dry in four to six hours. Summer helps a lot here. Near-zero humidity and valley heat over 95F pull moisture out fast, so a morning job is often done drying by mid-afternoon. Winter is slower because the air is cool and damp between November and March, and we may add air movers to keep it under six hours. You can walk on it in socks right away; wait until it is fully dry before putting rugs or furniture back on it.

Walk me through the job from the time you arrive.

We look at the carpet with you first, point out anything we think will not come all the way out, and confirm the quote before the machine is switched on. Then we vacuum dry soil, move what furniture we agreed to move, pre-spray the traffic lanes, and agitate the spots that need it. Hot-water extraction follows, working toward the door so nobody walks the wet lanes. We groom the pile, set up drying, and walk the rooms with you before we pack up.

What is the difference between hot-water extraction, shampooing and low-moisture dry cleaning?

Hot-water extraction is the truck-mounted method most manufacturers ask for, including Shaw, Mohawk and Stainmaster, and it is what we use on the majority of jobs because it flushes soil out instead of moving it around. Shampooing uses a rotary brush and foam; it can lift heavy grease in a hallway or a commercial entry, but it leaves residue behind unless it is rinsed. Low-moisture dry cleaning uses a compound or encapsulation chemistry and little water, which suits wool and delicate fibers, some Karastan and Masland goods, and condo units where drying time matters. We pick the method off the fiber and the situation, not off a menu.

Realistically, how often should carpet be cleaned?

Every 12 months covers an average household. Tarzana pushes that shorter for a lot of people, because dry yards and hillside trails feed fine dust and DG-type grit straight into the house, and Santa Ana wind events add ash and, in fire years, smoke residue. With kids, dogs or a hillside lot, every six to nine months keeps the grit from cutting the fiber. Waiting two or three years is when carpet starts to look worn rather than dirty, and that part does not clean out.

How do you work out what the job costs?

The estimate is free and the quote is firm before any work starts, so the number you agree to is the number you pay. What moves it: how many rooms and how much of the floor is actually open carpet, the fiber and construction, how much soil is in the traffic lanes, pet treatment, stairs, and whether furniture needs to be moved. Hillside custom homes with long runs and multiple staircases take more time than a valley-floor ranch with three bedrooms. If we find something during the walkthrough that changes the scope, we tell you before we touch it.

Do you move the furniture, or should we?

We move sofas, chairs, coffee tables and dining sets, and we put protective blocks under the legs when they go back. We leave beds, large armoires, pianos, entertainment centers with wired electronics, and anything with a stone or glass top in place and clean around and under the edges as far as we can reach. If you want a room done wall to wall, clear the small items and breakables ahead of time and let us know so we schedule the extra time. Tell us at the estimate and it goes into the quote.

What kinds of spots do you actually get out, and what stays?

Usually gone: food and drink, coffee, mud, DG grit and general traffic soil, most pet accidents when they have not soaked into the pad, cooking grease, and the gray film along the hallways. Harder or permanent: bleach and cleaning-product damage, hair dye, mustard, some red dyes, older pet urine that has wicked into the pad and slab, rust, and sun fading along south-facing windows. Ash and smoke residue after a wind event usually comes out of the carpet; smoke odor held in the pad or the attic ducts is a separate job. We tell you which is which at the estimate rather than after the fact.

Is what you spray safe for kids and pets?

Yes. Our standard pre-spray and rinse are chosen to be safe once the carpet has dried, and hot-water extraction rinses out what we put down instead of leaving a sticky film. Keep pets and small children out of the room while the hoses are running and until the carpet is dry. If someone in the house has asthma or a fragrance sensitivity, say so when you book and we will use a fragrance-free option. Nothing goes down that we would not use in our own homes.

Can you also clean sofas, area rugs and tile while you are here?

Yes. Upholstery is cleaned in place with the fabric checked first, since some cushions need low-moisture work rather than extraction. Area rugs can be done on site, and wool or fringed pieces are better handled off site where they get a controlled wash and dry. Tile and grout is a separate process with a pressure tool and extraction, and it is a common add-on in the 1950s-60s postwar ranch tracts where the entry and kitchen are original. Bundling it into one visit saves you a second appointment.

Can you come out today, and how far do you travel?

Same-day slots are often open, especially mid-week, and morning calls give us the best shot at fitting you in that afternoon. We cover Tarzana and the surrounding southern San Fernando Valley, including the City of Los Angeles district south of Ventura Blvd rising into the Santa Monica Mountains foothills. That takes in the valley-floor ranch tracts, the hillside custom homes, and the band of 1960s-80s stucco apartment and condo buildings along the boulevard corridors. Call and tell us the cross streets and we will tell you what we have open.
