1. Our builder carpet is original to the house. Is it worth cleaning or should we just replace it?

   Most Stevenson Ranch homes went up in the 1990s and 2000s with builder-grade plush and Berber, and a lot of it is still in place upstairs on the stairs and bedrooms. Cleaning is usually worth trying first, but be realistic about what it can do. If the light neutral pile still has its texture and the problem is traffic lanes down the hallway and grime on the stair noses, cleaning brings back a lot. If the yarn is matted flat and untwisted from years of kids running the same path, or the Berber has snags and permanent crushing, cleaning will get it clean but it will still look worn. We'll tell you which one you have before we start, and we're not going to talk you into cleaning something that needs replacing.

2. Why do the stairs and the upstairs hallway look so much worse than the bedrooms?

   That's the most common thing we see here. These floor plans put hard surface downstairs and carpet on the stairs and everything above, so every trip up and down concentrates on the same treads and the same landing. Add the light neutral color the builders used and soil shows up early, well before the carpet is worn out. The other half of it is what comes in from outside: hillside decomposed granite, dry-grass seed in the summer, and fine dust that never left after the tracts were built. That grit works into the pile at the base of the yarn, which is why traffic lanes look gray even in homes that vacuum regularly. Stairs and lanes usually need extra pre-treatment and passes, and we plan for that.

3. How long will the carpet stay wet, and can we use the stairs?

   Drying here is fast compared to most of the LA basin. Summers are hot and dry and even the winter nights are dry, so the air pulls moisture out quickly. In a typical Stevenson Ranch two-story, carpet is usually dry to the touch within a few hours, sometimes quicker with the windows cracked or the fan running. Stairs take a bit longer because they hold more water and get more product. You can walk on them before they're fully dry if you're careful and wearing clean socks or the covers we leave, but with kids and dogs in the house it's easier to keep everyone off the stairs for the first couple of hours if you can manage it.

4. What does a carpet cleaning cost for a house like ours?

   We don't quote sight-unseen numbers because the two-story plans in this area vary a lot in how much carpet is actually up there. The estimate is free, and you get a firm price in writing before anyone touches the carpet. What moves it: how many bedrooms and how much upstairs hallway, whether the stairs are included (they're priced separately almost everywhere because they take real time), the condition of the traffic lanes, and whether you want pet treatment for urine or odor. Heavy filtration soiling along baseboards and set-in stair soiling take extra work and we'll say so up front rather than surprising you at the end.

5. Can you come out today or this week?

   Same-day is sometimes possible, usually mid-week and usually for smaller jobs, so it's worth calling and asking. Otherwise we're typically booking within a few days. If you're on a deadline (a move-out, a listing walkthrough, guests coming), tell us when you call and we'll work around it rather than putting you in the next open slot. Because drying is quick here, a morning appointment often means the rooms are usable the same afternoon, which helps when you're trying to fit it around school pickup and a full house.
