1. Our bedrooms still have the wall-to-wall from an old canyon remodel. Is it worth cleaning, or are we better off replacing it?

   Usually worth cleaning first, and it costs a lot less to find out than to tear it out. The test is the carpet itself, not its age. If the pile still stands up and the backing is sound, a deep clean will pull out years of decomposed granite grit, clay soil and pet traffic, and the carpet will look and feel better. What we can't fix is fiber that's been walked flat to the backing in the doorways and hall, seams that have let go, or padding that stayed damp long enough to smell after a winter storm or a plumbing leak in a crawlspace-built house. We'll tell you which one you have before we start, and if it's past saving we'll say so rather than take the job.

2. How long will carpet take to dry down in the canyon? Our house never seems to dry out.

   Longer than it would on the valley floor, and we plan for that. Canyon shade and cooler, damper air slow evaporation, and a lot of Topanga houses sit on hillsides with crawlspaces that hold moisture underneath. We extract heavily on the final passes so we're leaving as little water in the carpet as possible. We'll usually ask to run air movers on bedrooms and lofts, or have you open things up and run ceiling fans if the weather allows. Morning appointments dry faster than late-afternoon ones here. If it's a wet stretch in winter, we'd rather book you on a drier day than hand back carpet that stays damp for two days.

3. We have wool and natural-fiber rugs over the hardwood. Can those be cleaned the same way as the bedroom carpet?

   No, and it matters. Wool, jute, sisal and similar natural fibers react badly to the heat, water volume and high-pH detergents that are fine on synthetic wall-to-wall. They can shrink, brown out, or bleed dye. We handle those with a low-moisture method, cooler water, wool-safe products and controlled drying, and we check the backing and any dyes in a hidden corner first. We also protect the hardwood underneath, since older canyon floors are often original or refinished and don't want standing moisture at the edges. 4. What does a cleaning run, and what makes one house cost more than another?

   We give a free estimate and a firm quote before any work starts. What moves the number is square footage and how many rooms, whether it's synthetic wall-to-wall or wool and natural-fiber rugs that need the gentler process, how heavy the soil is at the entries where dirt driveway grit and winter mud come in, pet treatment for odor in the padding, and whether we need to run drying equipment because of the damp canyon air. Steep or long access from where we can park also factors in on some hillside properties, since it affects how far we're running hose. We'll walk it with you and price it before we unload.
